    Notice of Public Hearing – 7860 Sockeye Road Rezoning/OCP Amendment

    November 17, 2021






    The District of Port Hardy is considering a development application in relation to a property located at 7860 Sockeye Road.  The purpose is to amend the Official Community Plan Land Use Designation from (C/I) Commercial/Industrial to (RES) Residential and rezone the subject property from M-2 (Marine Industrial) to RR-1 (Rural Residential) to reflect the existing use of the property.

    Pursuant to the Local Government Act, the District of Port Hardy hereby gives notice of a Public Hearing to be held on Tuesday, December 7, 2021, at 6:00 pm in the District of Port Hardy Council Chambers located at 7360 Columbia Avenue and online via Microsoft Teams to seek public input on the following:


    (1) Bylaw 1141-2021, a bylaw to amend the District of Port Hardy Official Community Plan as follows:

    amend the Land Use Designation Map Schedule from (C/I) Commercial/Industrial to (RES) Residential for a property legally described as: Parcel A, Section 31, Township 6, Rupert District, Plan 45348, PID 028-522-532, known by civic address 7860 Sockeye Road; and


    (2) Bylaw 1139-2021, a bylaw to amend the District of Port Hardy Zoning Bylaw No. 1010-2013 as follows:

    Rezone property legally described as: Parcel A, Section 31, Township 6, Rupert District, Plan 45348, PID 028-522-532, known by civic address 7860 Sockeye Road, from M-2 Marine Industrial to RR-1 Rural Residential as shown in the image.


    (a) The following principal uses are permitted:

    1. Manufactured Home Dwelling
    2. Single Detached Dwelling

    (b) The following accessory uses are permitted:

    1. Accessory Buildings and Structures
    2. Bed and Breakfast
    3. Carriage Home Dwelling or Secondary Suite Dwelling
    4. Group Home
    5. Minor, Major or Rural Home Occupation
    6. Small Scale Urban Agriculture and Urban Hens
    7. Short Term Vacation Rental

    All relevant documents with respect to Bylaw 1141-2021 and Bylaw 1139-2021, may be inspected at the District of Port Hardy Municipal Office, Monday to Friday from 8:30 am to 4:30 pm excluding statutory holidays, to 6:00 pm December 7, 2021. Documents are also available on the District website at


    Anyone who believes that proposed District of Port Hardy Official Community Plan Amendment Bylaw 1141-2021 and Zoning Bylaw Amendment Bylaw No. 1139-2021 will affect their interests shall be afforded an opportunity to be heard in person (or online Via Microsoft Teams), by a representative in person (or online Via Microsoft Teams) or by written submission at the Public Hearing at the above-noted time. If you are unable to attend the Public Hearing electronically, written comments may be mailed, emailed or hand-delivered to the District of Port Hardy by 4:30 pm, Tuesday, December 7, 2021. Legally, the District may not be able to consider any representations or submissions made after the close of the Public Hearing.


    Please note pursuant to the Freedom of Information and Protection of Privacy Act and the Local Government Act, all submissions (verbal and written) regarding this Public Hearing must include the name and address of the individual making the submission. Information received will form part of the public record.
