    Building Permits

    BUILDING & PLUMBING PERMITS – CHANGES EFFECTIVE MARCH 8, 2024 EXCEPT FOR ADAPTABLE DWELLINGS AND EARTHQUAKE CHANGES WHICH TAKE EFFECT MARCH 10, 2025.

     

    • Enabling mass timber construction
    • Requiring rough-ins for radon safety province-wide

    BC-specific changes effective March 2024:

    • More complete and specific language for constructing extended rough-ins for radon subfloor depressurization systems
    • Adopting cooling requirements to provide one living space that does not exceed 26 degrees Celsius
    • Retaining existing ventilation requirements for systems serving single dwelling units

    BC-specific changes effective March 2025:

    • Requiring 100% adaptable dwellings in large condominium and apartment buildings and the first floor dwelling units in new small apartments and condominiums to be adaptable
    • Reinforcement of bathroom walls to allow future installation of grab bars
    • Early adopting national provisions to improve earthquake design changes for housing and small buildings with high seismic hazard values
    The 2024 British Columbia Plumbing Code is the National Plumbing Code (2020) with the unique to BC amendments established in the 2024 BC Building Code (Part 7 of Division B). Together, the NPC and the BC amendments will be the BC Plumbing Code 2024 (Book II Plumbing Systems).

     

     

    The BC Building Code 2018 Revision 5 Takes Effect May 1, 2023. Compliance with Step 3 of the BC Energy Step Code will be Required throughout British Columbia, including the District of Port Hardy.

     

    Applies to building permits applied for on or after May 1, 2023.

      • Ministerial Order No. M40, amending the Building Act General Regulation effective May 1, 2023.
      • Ministerial Order BA 2023 08, amending the BC Building Code effective May 1, 2023.
      • The Building and Safety Standards Branch (Government of BC) will release more information in the coming weeks.

    Please Note The Following Guidelines As Relates To Building Permits:

    • Two copies of drawings and plans with details of materials being used are routinely required
    • Building permits are necessary to erect, alter, add, move, demolish a building OR to install a new wood burning appliance
    • Building permits must be applied for and paid for BEFORE construction begins.
